including, but not limited to, grounds maintenance and maintenance of common
areas. |

| Vista Management is responsible for collecting assessments, providing financial
statements, preparing budgets, and advising the Board on financial matters.
Assessments are due on the first day of each month and should be made payable to
Grosvenor Homeowners Association and sent to the address listed on the payment book. |

| Only common area emergencies should be reported to Vista Management at (301)
649-1115. Homeowners are responsible for emergencies occurring on their own
property.
